Real estate developers always rush to provide the best amenities in their residential buildings to attract the largest amount of people. But today, people are not only looking for luxury and entertaining amenities, as there is a new trend that is growing and that will most likely continue to gain popularity over the next few years: wellness. Real estate developers are today starting to incorporate wellness elements into amenities, designs, and materials, especially in commercial and residential buildings where people spend most of their time. This trend started to gain more popularity amid the Covid-19 pandemic, which has raised concerns about well-being and health. This is why today, wellness projects are getting more and more investments and experiencing increased demand.

Here are 4 ideas on how to integrate wellness in new residential towers:

1- Dedicate a wellness floor that includes saunas:

Whether traditional or infrared, saunas are known to have major health benefits for the body and for the mind. In fact, saunas can have major effects on the performance of users, as they reduce stress levels, help reduce muscle soreness, as well as rid the body of toxins and improve brain health among many other benefits. This is why, as wellness continues to increase in popularity and demand and starts to become a priority among people, real estate developers are starting to integrate saunas in their new residential towers to keep up with the new trend and encourage people to focus on their physical and mental health. For example, Maverick Chelsea, a 21-story residential building located in New York, adopted the wellness concept in its design, as on the lower floors, occupants can find various wellness elements, including a pool, a meditation sanctuary, and most importantly, a sauna.

2- Add Fitness Rooms:

Similar to saunas, fitness rooms are another important aspect of wellness, as they promote healthy living and movement and encourage people to exercise more during the day. As such, focus on fitness rooms and classes in new residential towers is increasing, with many designers and architects integrating studios for various fitness activities within the buildings. For example, Hudson Yards, which is a building complex located in Manhattan, has an impressive set of amenities and activities that promote wellness, including private studios where people can do yoga and studios where organized group fitness classes are taught. In addition, the complex has a very large swimming pool where people can also relax and do some activities.

3- Focus on Comfort and Mindfulness:

Comfort and mindfulness are another important element of wellness, as comfort and mindfulness bring peace of mind and significantly reduce stress levels. This is why architects and designers are today focusing on increasing the comfort level and mindfulness in new residential towers by adding nap pods and meditation rooms within the complexes. In addition, because people are today very attached to technology, some residential towers also provide technology-free rooms that allow people to do some reflection and provide them with a much-needed break from their stressful routines. On the other hand, comfort can be increased inside the apartments or condos themselves by adding, for example, reading nooks and libraries, which can help promote comfort and decrease mental decline. 4- Consider Biophilic Designs:

Biophilic design is the art of incorporating nature into buildings and structures. This type of spaces can trigger people’s smell, sight, and touch senses, promoting relaxation and happiness, while also allowing them to socialize and improve their mental health.

Wellness in not only about comfort and fitness amenities. In fact, creating a full and positive sensory experience through sensory design is very important in promoting wellness, as not only does it allow us to explore the space, but it also creates a sense of joy and wonder and allows us to experience social connections differently. Improving the sensory experience of people can include simple elements, such as lights, air purifiers, temperature regulating devices, comfortable furniture, flowers, and even colors, all of which can contribute to wellness and well-being. This is why, when designing for wellness, try not to forget that our senses, including taste, are key for a good experience.
